Mainstreet is the future downtown epicenter of the City of Coconut Creek. This 157-acre mixed-use development is planned as a pedestrian friendly, cycle-centric community, with trails and paths throughout the development for the public to utilize. Wide-open green spaces and a grand public plaza will create a sense of community with programming for all residents to take part in. Mainstreet will consist of a mix of retailers and restaurants, including a large anchor-grocer, an extensive greenway system, beautiful parks, a centralized community gathering space, known as Mainstreet Square, City facilities, and residential neighborhoods.  Mainstreet will serve as the go to destination for the City of Coconut Creek’s residents and neighboring communities. 

The property has a longstanding history in Coconut Creek. Known by most as the John’s Family Farm, the property was originally purchased by Eva and Joe Johns who moved here from North Florida in 1918 with a horse and wagon, only for winter at first, and farmed beans. They permanently settled in South Florida in 1921 and began to build their homestead. Their son, Earl Johns, a true pioneer of Broward County, ran the farm until his passing in 2009. Earl John’s legacy lives on through his family and will continue through dedicated spaces of Mainstreet that will honor him and educate the public on the deep-rooted history of the property.

The property is currently approved for 3,750 residential units, 525,000 sq. ft. of office space and 1,625,000 sq. ft. of commercial space. 

We plan to develop a lower density, mixed-use development comprised of commercial, residential, and public uses. Our plan is a significant reduction in density and intensity from what is currently approved. We plan to develop approximately 225,000 sq. ft of retail (86% reduction from currently approved) and 2,360 residential units (37% reduction from currently approved). Our plan does not include any office, a 100% reduction from the current approvals. 

Mainstreet will serve as the new downtown core of Coconut Creek with amenities for all residents to enjoy.  From shops and restaurants to walking paths and cycling trails to lakes and open green spaces—public amenities are abundant at Mainstreet. 

Yes, Mainstreet by design is cycle-centric and pedestrian friendly with bike lanes, wide sidewalks, winding trails, and tree-lined streets. Mainstreet’s inclusion of a network of tree-lined pedestrian boulevards and interconnected bicycle paths promotes alternate modes of transportation to and within Mainstreet. There’s over 3.5 miles of new trails within Mainstreet.

A cohesive mix of tenants provides amenities and convenience to both residents of Mainstreet and the overall Coconut Creek community. We envision a Class-A center anchored by a quality grocery store, supported by a dynamic roster of national, regional and local tenants offering a variety of desirable retail, service and dining options. The shopping center design will create a sense of place with unmatched ambiance.
 
 

Absolutely. Furry friends are welcomed throughout Mainstreet and there will be a dedicated dog-park for them to play off leash. 

Mainstreet Square is the centralized outdoor gathering space within Mainstreet and is where the heart and soul of the project will exist. Residents of Coconut Creek and neighboring communities will convene at the Square for regularly scheduled events such as movie nights, food truck round ups, poetry nights, concerts, and community holiday celebrations. The Square will include parks, playground, splash pad, dog park and shaded open spaces.

Construction is expected to begin in 2024. Mainstreet will be constructed and developed in a phased and sequenced manner to mitigate construction impacts.

Mainstreet will include a variety of both luxury for-sale and rental residences. The community’s diverse offerings will provide luxury housing for all lifestyles at any stage of life. You’ll find an array of options from townhomes to condominium style living to luxury rental apartments.
